City Community Development representatives told the joint meeting that Anderson Crossing will be a major retail and commercial node anchored by an H‑E‑B, and that other projects in the pipeline include Waffle House, Chick‑fil‑A, Mavis Tire and a Prime Healthcare medical complex. "H E B is gonna go on the Northwest Corner," the CDC representative said, and described the larger development footprint as roughly 140–184 acres with about 92 acres of retail in one phase.
Officials said the retail pipeline reflects strong local consumer support and that some openings are imminent: "Waffle House should start construction sometime in November of this year," the CDC representative said, while Mavis Tire is near masonry completion and Chick‑fil‑A is moving quickly toward a June–July opening. The CDC noted the retail leakage figure the consultant presented — about 1,400,000 square feet — and said future sales tax capture depends on how quickly these projects come online.
