At the Jan. 15 meeting, representatives for a Sunray lot combination (Vineland Road — 861) asked whether R‑NC zoning permits commercial use. City staff confirmed commercial use is allowed in R‑NC only with a Special Exception. Engineering asked applicants to show existing building setbacks and future development plans on the partially developed parcel; the city surveyor's memo (Jan. 2, 2025) indicated a sketch showing proposed improvements, easements and setbacks may be required later.
City Engineer Jim Monahan moved that the applicant revise and resubmit the lot combination for staff review only; Building Official Skip Nemecek seconded and the motion carried unanimously (5-0). City staff said some engineering comments apply to future submittals rather than the current lot combination.
