The Planning & Zoning Board approved a variance on Jan. 6 to permit a 12'x16' screened enclosure with an insulated roof at 916 Marsh Reed Drive, allowing a 13.7‑foot rear yard setback. Planner Amber McDonald presented the application and said staff "recommended approval of the variance subject to staff conditions." The motion passed unanimously, 7–0.
Board members asked whether homeowner‑association approval was needed and about the roof height for the proposed screen room. McDonald reported that the city no longer requires HOA approval; she said an attached screen room could be the same height as a second story, but the applicants intend to build the enclosure to first‑floor height. No members of the public commented on the item.
