The Winter Garden Planning & Zoning Board on Jan. 6 approved a variance to allow expansion of an existing front porch at 529 S Lakeview Avenue. Senior Planner Yvonne Conatser presented the request and said staff "recommended approval of the variance subject to staff conditions." The vote was unanimous, 7–0.
Board members asked why a variance was required when the house already sits within a legal nonconforming front setback. Conatser told the board that any expansion of a legal nonconforming setback requires a variance under the city’s rules. No members of the public spoke on the item. The motion to approve was made by Board Member Mark Hide, seconded by Co‑Chairman Steve Ambielli, and carried 7–0.
