Eatontown mayor highlights Howard Commons, Monmouth Mall and Old Orchard progress

At the Borough of Eatontown's Jan. 1 reorganization meeting Mayor Anthony Talerico provided updates on several redevelopment projects across town. He said Howard Commons will include "275 housing units, commercial along Hope Road, a 6+ acre park adjoining 4 acres of school land as well as a developer-paid, newly paved road with sidewalks and bike lanes."
Talerico also reported progress at the Monmouth Mall redevelopment, noting significant work on the Whole Foods anchor and the first four residential buildings; he said he expects tenant fit-outs for Whole Foods and a Canva restaurant to proceed in the summer of 2026. The mayor added that work on Old Orchard has started with general site work and that the borough will publish project timelines as planning advances.
The mayor said some downtown paving and other short-term infrastructure needs have been addressed through shared services and grant seeking. He asked for patience, noting many downtown tenants occupy long-term leases and that visible change can lag behind permitting and construction schedules.
