The Special Zoning Board of Appeals for the Village of Rosemont voted unanimously Sept. 16 to grant a special use permit for a proposed 10,000-square-foot restaurant at 9902 Berwyn and to approve a side-yard variance that would allow the restaurant’s covered patio to extend into the adjacent property’s right-of-way. Chairman Ron Holtman described the project and said the patio is approximately 3,000 square feet.
The board first approved the required findings of fact on a motion by Augie Sansone Jr., seconded by David Houston. It then approved the special use amendment and side-yard variance on a motion by Christopher Stephens, seconded by Larry Cullerton; all members voted yes. The minutes note that the patio encroachment prompted the variance request; no conditions or mitigation measures are recorded in the minutes. The request from the same property owner for a different special use (Famous Freddies) that had been on the Sept. 3 agenda was withdrawn prior to this meeting.
The approval allows the applicant to proceed with the restaurant proposal under the conditions recorded in the board’s findings of fact. The minutes do not specify the applicant’s operating hours, ownership entity, or any required building permit timelines.
