Howard Commons and Monmouth Mall projects moving forward; mayor outlines housing and retail timelines

At the Jan. 1 reorganization meeting, Mayor Tylerico described recent movement on two major local developments: Howard Commons and the Monmouth Mall redevelopment.
"We'll see 275 housing units, commercial along Hope Road, a 6.5 acre park, adjoining 4 acres of school land, as well as a developer paid newly paved road with bike lanes," the mayor said while briefing the council on Howard Commons. He noted the project has faced long delays tied to environmental concerns, a high water table and regulatory processes.
On the Monmouth Mall site, the mayor said the Whole Foods anchor and the first four residential buildings are progressing toward tenant fit-out and that he expects openings in summer 2026. He said some tenants are still under long-term leases, which will affect timing for visible changes in the downtown.
Council members and staff are awaiting formal application materials and development filings; the mayor said rezoning of Industrial Way for film-ready designation is under consideration but will not include local pilot tax incentives. The council will review land-use filings and staff presentations at the January 14 meeting, when the architect and engineer will brief the governing body on next steps for the municipal building and related projects.
