Planner Todd Bletcher summarized that the revision replaces the previous page 8 standards for a specific redeveloper and adds greater specificity to standards for that sub‑area. Attorney Thomas Barlow said the proposal aligns with the borough Master Plan: "the Master Plans calls for redevelopment of this area; this project is consistent with the Master Plan."
Board members heard that the redeveloper has obtained approvals from county and DEP authorities and that the Council serves as the Redevelopment Agency; site plan approval before the Planning Board will still be required for project implementation. On a motion moved by Richard Byrne and seconded by Nick Giannakopoulos, the board asked Attorney Thomas Barlow to draft and send a letter in support of Ordinance 2024-39 as submitted; the motion carried on a voice vote.
