The Planning & Design Review Board reviewed a renovation proposal at 971 Northeast 115th Street that includes an addition of roughly 400 square feet and a separate aluminum carport. Planning staff and the chair advised that an attached carport would be treated as part of the house and therefore must meet the 30-foot front setback, while a detached (freestanding) carport may be sited closer to the front property line if it meets the village size and material limits and obtains a separate permit. "But when you attach it to the house ... it becomes part of your front setback," the Chair said during the discussion.
The applicant indicated the carport would be a flat-roof aluminum unit attached to the house and described plans to "marry" the new flat roof to an existing gable; staff noted that an attached structure would generally be considered part of the primary dwelling for setback calculations. The board approved the renovation/master permit and instructed the applicant to submit separate carport permit drawings; building department measurements will confirm final dimensions and roof connections at the permit stage.
