Planning board backs final development plan for Tributary Unit 13 — 80 townhouses approved

The Nassau County Planning and Zoning Board on Aug. 5 recommended approval of FD 24‑007, the final development plan for Tributary Unit 13, which would allow 80 townhouse units, a new stormwater pond and an access roadway.
Planner Adam Olsen said Unit 13 fits the Tributary PUD development order and the final plan was approved by the development review committee on July 8; "the final development plan for Unit 13 would allow for a total of 80 residential units, which are all townhouse units," he said. Olsen noted existing vegetation along Edwards Road is proposed to remain as a buffer or, if not, that a perimeter landscape strip and tree plantings would be required at site engineering.
Board members asked about affordable housing commitments and overall program progress; staff estimated roughly 50% completion of the residential allotment (about 1,700 of 3,200 units) and said no affordable units are proposed in Unit 13 (affordable units were proposed in Unit 12). A board member moved to recommend approval of FD 24‑007 and the motion carried on a 6–0 roll‑call vote.
