The Nassau County Planning and Zoning Board voted Aug. 5 to recommend approval of CPA 25‑005, a future land‑use amendment to change a roughly 1.01‑acre parcel near US‑1 from commercial to low‑density residential.
Planner Will Reiter told the board the site is an infill parcel between Callahan and the Nassau‑Duval county line and that "this request is consistent with the comprehensive plan" because it protects neighboring open, agricultural and single‑family properties. Reiter said the low‑density residential (LDR) designation allows a maximum of two dwelling units per acre, limiting future intensity on the one‑acre tract.
Board members questioned whether surrounding parcels would be affected and whether the change would remove owners’ right to remain commercial; Reiter replied property owners retain their zoning rights unless they pursue a change. There were no public comment cards and a board member moved to recommend approval based on consistency with the county plan; the motion was seconded and approved by voice vote.
