The board voted to recommend a capital assessment and a maintenance assessment for transmittal to the Nassau County commissioners after reviewing consultant analyses and finance-committee calculations. Consultant Kevin Besser summarized the methodology and said adjusted market values rose about 5% overall, with residential values up 5–8% and commercial values down just under 4%; he reported a capital-assessment output of about $6,918,894 and a maintenance-assessment figure of $422,006.24 (S7).
Why it matters: the proposed maintenance figure reflects changes in cash carryforward, fees, early-payment discounts and a 1% bad-debt allowance; the board noted the maintenance assessment shows a year-over-year increase of just over 40% primarily due to timing of lease-monitoring expenses. Chair (S3) moved the measures and the board approved both recommendations by voice vote. "As you'll see from our analysis, collections this year and the roll adjustments informed the assessment amounts," Kevin Besser said. The materials and a 43-page exhibit will be emailed to trustees for parcel-level verification before the county resolution in September.
