The Borough of South River Planning Board voted Sept. 17 to approve a minor subdivision by Main Street Investment to allow construction of a second single-family dwelling at the property listed as 213/215 Prospect Street. Counsel Jay Weiner introduced engineer Michael Goldstein, who reviewed a minor-subdivision map, plot plan and slope/tree analyses and testified that both the existing and proposed lots meet R75 zoning setbacks and lot-size requirements.
Goldstein described a requested design waiver for a hammer-head (turnaround) at the proposed driveway, saying there is insufficient space on site and that neighboring houses similarly lack dedicated turnarounds; he also testified that "the proposed dwelling will be very similar to the existing dwelling." Planner Christine Cofone offered positive and negative criteria in support of the application. The applicant agreed to include a deed restriction prohibiting further subdivision. The Board approved File PB-2023-07 with the restrictions discussed; the roll call showed unanimous votes in favor from the members present.
