Resident urges commissioners to pause Canyon Ranch Unit 3 approval, citing Canyon Lake water emergency

At the Comal County Commissioners Court meeting on April 3, 2025, resident Robert Luongo told the court he opposes approval of the Canyon Ranch Unit 3 subdivision on State Highway 306 at Spring Branch and asked commissioners not to 'rubber stamp' the plat amid declining lake levels.
Luongo described the lake as 'drying up,' said boat ramps are closed and that water supplies for hundreds and thousands of people could be affected; he warned of falling property values and told the court, 'Please keep in mind that the, Canyon Lake supplies water to hundreds and thousands of people.'
County staff responded that the developer has provided a water-availability report and an agreement with Texas Water Company that staff says demonstrates supply for the subdivision through December; a commissioner noted the court's action was 'ministerial' because required documentation and approvals were on file.
The court nonetheless approved the final plat for Canyon Ranch Unit 3 and accepted an irrevocable standby letter of credit as surety for road construction and stormwater drainage improvements. The court's approvals do not change the scheduled public hearing on May 1 for a separate plat-cancellation request for Inland Estates Lot 36L.
