The Zoning Board approved two paired variances affecting small infill lots in the Bluffs (Hatcher Addition) neighborhood: requests to reduce rear setbacks to 16.25 feet (in lieu of 20) and allow 4,600-square-foot lots (in lieu of 5,000) for new single-family homes.
Nicholas Janney, planner, said the lots were platted before current RS-1 zoning standards and remain smaller than today's RS-1 requirement. "This lot is 400 square feet smaller than the standard RS 1," Janney said, and he noted a nearby, similar variance had been approved in May 2026. Janney recommended approval subject to the applicant obtaining required building permits and inspections.
Board members discussed consolidating two very similar cases (the next case is caddy-corner and owned by the same person) and ultimately moved to approve both items together. The board recorded the approval by voice vote, 7-0. Janney emphasized the illustrative house plan provided by the applicant is an example and does not obligate the applicant to build that exact design.
