Oak Run resident reports slab moisture, asks CDD and HOA for drainage help

At the Oct. 22 meeting Oak Run resident Lynde Sorensen reported damage to her home’s slab, saying inspections found buckling of master bedroom wood flooring and moisture and mold under the floor. She told the Board: "Inspections determined that there were no plumbing or HVAC issues and the cause was not an under slab leak; a floor warranty issue was found and a leak detection specialist found very high moisture levels on the floor and concrete slab."

Sorensen described significant ponding at the back of the unit at 27123 Sound Way after heavy rainfall; a foundation specialist recommended installing perimeter drain tiles and 5'–10' downspout extensions because underground downspouts were submerged. She asked the CDD and the HOA to coordinate on a solution and said she had presented the matter to the HOA and that homeowner Rich Batterbury is aware of the problem.

CDD staff and the Board discussed the drainage mapping and noted the location had originally been an indigenous preserve, later rezoned as Club land and not part of the water management system. Chair Bob Schultz indicated drain tiles are likely an HOA responsibility but said the CDD might be able to assist with ponding issues; District Engineer Charlie Krebs and operations staff agreed to continue reviewing options and provide information to the resident.
