On second reading the council approved Ordinance 18-22, an amendment to Title 17 that reduces side-yard setback requirements in Regional Commercial zone districts to allow buildings to be constructed abutting one another.
Staff member Brodhead told the council there were no substantive changes since the prior hearing and explained the amendment is limited to the Regional Commercial district, is intended to facilitate modern retail development (for example, buildings that abut like the recently built King Soopers), and retains fire-rating requirements and the site-development review process.
Council member Ruffinock moved to approve Ordinance 18-22 on second reading; Council member Verhoff seconded. Roll call vote returned 7 yes and the ordinance was adopted.
Context: Staff said the change applies mainly to parcels adjacent to I‑25 and Mesa Ridge Parkway and emphasized that other safety and site-review checks (fire-rated walls, building permits, and plan review) remain in place.
