Board approves Leffler Acres preliminary plat for three lots in Center Township

County planning staff presented the preliminary plat for Leffler Acres (parcel 53040576) in Section 4 of Center Township and recommended approval. Staff said the 22‑acre parcel would be divided into three lots and explained that wetlands and limited buildable area constrained the number of lots achievable on the property.
The planning commission recommended approval and had approved a variance to permit a 33‑foot road right‑of‑way access (where 66 feet is typically required) to allow use of an existing ingress/egress easement. Commissioners asked about building envelopes and the role of wetlands; staff explained minimum lot area, minimum lot width and buildable‑area calculations are used to confirm compliance.
Commissioner Lee moved to accept the preliminary plat; Commissioner Franzen seconded. The motion passed by voice vote.
The board recorded that Center Township had not submitted comments on the application and that the county’s development review team had opportunities to invite townships, MnDNR or MnDOT depending on the application type during the public‑hearing process.
