City staff recommended, and the Planning & Zoning Board approved, a small‑scale comprehensive plan amendment (CPA 24 10) to change three parcels on the east side of Edgewater Drive from commercial to medium‑density residential, and then approved RZ 24 14 to rezone the parcels from B‑3 Highway Commercial to R‑4 Medium Density Residential. Staff said the change would provide a "feathering" transition to adjacent residential uses and bring nonconforming homes into conformity.
Brad Hanson, who said he owns the middle parcel and is developing a site plan, told the board his plan is "to put a duplex on it." Hanson said he cleared the lot and has been interviewing local builders. Staff noted the total area is 0.75 acres and recommended approval. With the board's vote, the applicant may proceed toward permitting and site planning consistent with the new future land‑use designation and zoning.
