The Edgewater Planning & Zoning Board on Dec. 11 tabled a variance request (VA 24 24) that would have allowed an in‑ground swimming pool at 1408 2nd Street to sit 5 feet from the rear property line instead of the 10 feet required by the city code. Development Services staff told the board they "found that the applicant could not meet all 6" criteria in Article 9, section 21.100.04(d) and recommended denial.
Board members questioned whether the pool could be shifted or reduced in size to meet the required 10‑foot setback. The Development Services Director said a smaller pool could fit but that the lot is nonconforming — 65 by 100 feet versus the code's 75 by 115 feet — which complicates the variance analysis. The applicant was not present to explain design constraints; a board member moved to table the matter to the February meeting to give the applicant time to appear and provide additional dimensions. The item was tabled without prejudice to allow staff to notify the applicant.
