Zoning board continues review of oversized freestanding sign proposal at 1400 West Main Road

CGRI Middletown LLC asked the Town of Middletown Zoning Board for variances to erect a new freestanding sign at 1400 West Main Road that would exceed the town's standard 80-square-foot maximum and 10-foot height limit. Bethany Leonard of Pointeunt Signs told the board the existing sign is roughly 120 square feet and 25 feet tall; the applicant proposes a new internally illuminated sign about 126 square feet and 23 feet high with a tenant panel for Riverhead.
Board members and staff questioned the requested size and height relative to nearby signs and raised safety and sight-line issues at the adjacent crosswalk. One member described the corridor as "a sea of oversized signage" and urged adherence to the ordinance; others said the property is in a commercial corridor and the proposed sign is an improvement over the currently blighted condition. Leonard said she would check whether the sign could be moved to the north side of the sidewalk or otherwise pushed back or lowered to reduce impact and offered to return with revised plans. The board agreed to continue the item to the August 25 meeting so the applicant can report back on feasibility of relocating or resizing the sign.
