The Town of Middletown Zoning Board approved a special-use permit allowing Matthew Guerrero to operate an owner-occupied short-term rental at 214 Morrison Ave.
Guerrero, who said he purchased the property about two years ago from a Ms. Santos, described the house as a three-bedroom, one-bath ranch of roughly 900–1,000 square feet and told the board he intends to live in one bedroom while renting the other two. He said parking for about six cars is available (a two-car garage plus additional driveway and carport). A board member asked about the applicant's prior experience renting monthly to students and about enforcement of the on-site requirement; Guerrero acknowledged past issues with tenants not paying utilities but said he intends to be present when rooms are rented.
After the public portion produced no objections, the board took a motion and recorded the approval by voice vote on the record.
