The applicable Zoning Ordinance (Section 265‑50) requires a minimum lot area of 15,000 square feet and a minimum lot width of 100 feet. The applicant argued that driveway access and the property's relationship to Swamp Pike made the two‑lot proposal necessary; he said both proposed lots would have driveways on Oak Street so there would be no direct access onto Swamp Pike. The Agency pressed for the nature of the hardship and determined that the lot could be improved with a single new home without needing variance relief.
"Proposed Lot 2 is 12,498 square feet in area and 77 feet wide," the record states. Following discussion, a motion "not to recommend the requested variance relief for 1675 Swamp Pike" passed by roll call.
The Agency's action is a recommendation to the Zoning Hearing Board; any formal variance decision would be made by that board at a subsequent hearing.
