The Douglass Township Planning Agency voted on Jan. 29 to recommend Preliminary/Final Plan approval to the Board of Supervisors for a proposed two‑lot minor subdivision at 194 Congo Road in the R‑2 district. The 2.17‑acre parcel would be split into Lot 1 (53,985 sq ft) containing the existing single‑family home and Lot 2 (32,932 sq ft).
Agency members and consultants recorded technical review comments that must be addressed before final action by the Board of Supervisors. MCPC recommended the applicant seek public water service when it becomes available, and Pennoni Associates requested that concrete monuments be set at the property line and the right‑of‑way line and that a recorder of deeds signature block be included on the plan. The Agency's recommendation is contingent on resolving those review comments.
"The proposal is to subdivide the 2.17-acre property into 2 lots - lot 1 is proposed to be 53,985 square feet and contain an existing single-family detached home with associated accessory structures, while lot 2 is proposed to be 32,932 square feet," the meeting record states. A motion to recommend approval passed by roll call vote of members present.
The minutes note that the parcel is served by public sewer but not public water, a technical point cited by MCPC in its comments.
