The P/A recommended approval contingent on compliance with Pennoni Associates’ review letter (Jan. 9, 2026) and Montgomery County Planning Commission comments (Nov. 10, 2025). The motion to adopt the resolution passed unanimously (Bergstresser-Aye, Stouch-Aye, Carpenter-Aye).
Under the approved plan, Lot 1 will consist of 1.346 gross acres (1.239 net acres) with an existing single-family dwelling, paved parking and a Congo Road driveway; Lot 2 will consist of 0.822 gross acres (0.757 net acres) and contains a shed in the eastern corner. No new construction was proposed in the application for preliminary/final approval. The Board’s action adopts the resolution prepared by Solicitor Wendy McKenna and instructs staff to complete conditions identified in the Pennoni and MCPC review letters.
The resolution and supporting documents will be filed in township records and recorded according to standard subdivision approval procedures. Any outstanding engineering or review items must be resolved per the resolution’s contingency language before additional permits or site improvements proceed.
