Site review finds rock, storm-sewer easement and excavation needs on proposed Branson sports site

City staff told aldermen the city has completed key due-diligence steps on the 17-acre parcel identified for the proposed indoor sports facility.
Alex Gerard said the city contracted site investigations and a title search; his presentation noted a subsurface investigation that found rock conditions on portions of the parcel, a small storm sewer easement crossing the site and that Phase I environmental issues and karst topography were not identified as impediments. "We did a subsoil surface investigation... On rock. No surprise," Gerard said when describing site conditions and their implications for excavation and retaining walls.
Staff said Navigate Building Solutions produced a site-specific construction-cost estimate to reflect earthwork, stormwater management and retaining-wall work required by the parcel’s topography. That site-specific work raises the premium on some cost items compared with generic facility estimates that assume flat farmland, Gerard added.
The city also completed an independent land appraisal and comparison report, both of which will inform negotiations before the option deadline.
