A key topic at the study session was the wide range of consultant cost estimates for the proposed indoor sports facility and what those numbers include.
Alex Gerard explained the difference in reported figures: "Baker Tilly estimates all in, and this is with the land purchase, a 100,000,000. SFC did not anticipate any land cost. They're at about 56,000,000. Navigate did not also incorporate land costs. They're looking at 72," he said. Gerard and other staff emphasized the differences stem from scope choices (whether land and site work are included) and design choices that affect quality and finishes.
Gerard gave a rough Baker Tilly line-item summary that the $100 million estimate includes about $80.5 million in building costs, $6.6 million for land, $5.2 million for hard-cost contingency and roughly $8 million in soft costs. He urged the board that final numbers will depend on the design (materials, glazing, amenities) and on site-specific excavation and stormwater work identified by Navigate.
Board members asked staff to refine communications so the public isn’t left with headline figures that lack context. Gerard said HVS and Baker Tilly will produce refined projections in their upcoming market and economic-impact reports.
