Branson board hears update on proposed indoor sports facility anchored to TIF plan

City staff presented a comprehensive update on a proposed indoor sports facility planned as the anchor of a larger TIF redevelopment in the Branson Meadows/Gretna Road area.
Alex Gerard, the staff presenter, described the proposed facility as about 149,000 square feet with roughly 120,000 square feet of programming space, convertible courts, telescopic bleachers and about 600 parking spaces. "The city's sports facility is eligible for up to about $20,000,000 worth of redevelopment costs," Gerard said, describing a structure that would rely on a mix of private investment and later TIF capture rather than up-front city borrowing.
Gerard told the board the city contracted Sports Facilities Advisory (SFC) for an initial pro forma, then engaged Navigate Building Solutions, Baker Tilly and HVS to refine costs, perform site-specific construction estimates and verify market demand. He said the city has a 17-acre parcel identified for the project and an option agreement to purchase that land.
Board members asked for further detail on pricing, design and resident access; Gerard said the city would present HVS and Baker Tilly’s final market and economic-impact reports in early August and then hold additional public listening sessions so the community can weigh in before any land decision. "September 9 is the current deadline for the land purchase," Gerard added.
The meeting closed without formal action on the facility; the board instructed staff to continue vetting the analyses and increase community outreach.
