The Ocala Historic Preservation Advisory Board voted to approve a certificate of appropriateness for an outdoor kitchen at 814 Southeast 4th Street after a staff presentation recommending administrative approval.
Staff described the home as a contributing, vernacular structure built in 1952 and noted the property previously received approvals for a metal roof extension (May 2022) and, in November 2024, a pool, matching pavers and an aluminum fence. "As you can see, it's going to be 7 feet away from the property line per, section 1 22 dash 2 86 of our lot requirements," the Staff member said, describing the proposed siting and setback request. The staff presentation noted the property requires an 8‑foot yard setback and that other residential lots require 10 feet; the applicant requested roughly a 15% reduction that qualifies for an administrative variance.
Staff also explained that notices were sent and that, if no objections are received by the public‑notice deadline, the application may be approved administratively and the applicant may proceed with permits. A Committee member moved to approve the certificate of appropriateness; another Committee member seconded the motion and the Chair announced the motion carried. Staff said it will send the applicant a letter confirming the decision and next steps.
