The City of Ocala Community Redevelopment Agency board voted to approve two affordable-housing incentive disbursements to Delva 1 Construction LLC for two separate lots, after staff confirmed each unit meets the city's affordability criteria.
"This is an application for the refund of permit fees to build an affordable housing unit," said the Director of Community Services, recommending approval and noting a permit-fee estimate of $5,699 and a targeted sales price of $252,000. Staff told the board the second lot will use the same model and meets the same affordability standard.
A board member questioned why fee estimates differed between two apparently identical houses (one listed ~ $5,699, the other about $9,300). The planning director explained the difference reflects site conditions: "One of the properties is a vacant, undeveloped property, and the other was a redevelopment of an existing structure," which affects impact-fee assessments such as sewer impact fees.
The board moved and seconded the motions for both items; roll-call votes recorded unanimous approval by members present. Staff recommended and the board approved the disbursements to proceed to payment under the CRA program.
