Developer previews four townhouses at 7 Summit Avenue; Historic Commission may seek demolition delay

Developer Saurav Sharma (Converge Development Group) presented an informational concept for two duplex buildings at 7 Summit Avenue, proposing four townhouse units with three bedrooms and three baths each, and described architectural elements including covered porches, gable roofs and board-and-batten siding.
Sharma said the project is an as-of-right development under the MBTA Community Overlay intended to add walkable housing near the town center and train station, and to generate tax revenue. The project team included architect Henry Bobek, civil engineers Tim Power and Ryan Boucher, and landscape architect Rebecca Bachand. The Board posed questions about the historic significance of the existing structure and whether the Historic Commission (HC) would oppose demolition.
Jim Grasfield, Chair of the Historic Commission, told the Board the building is an inventoried historic property in a historic neighborhood and noted the Commission can impose a one-year demolition delay. Grasfield said he had met with the developer but had not yet rendered formal feedback on drawings. Chair Maidman said the Planning Board could not fully consider the proposal until the HC issues a position; the Board also requested the HOA agreement for review before further action.
