Developers say Norbo project will include shared parking, 6‑foot masonry wall and site buffering

During the concept review, applicants described a site layout with parking wrapping the proposed building and a covered drive canopy for patient drop‑off. Jason Brownell said the team is "almost done with our site plan approval" and described plans to position the new building behind the existing Norbo dental office to preserve the Main Street frontage.
Brownell told the board the owners plan for shared uses of the two lots and said the practice (Norbo dentistry) "is planning on taking 60% of the 1st Floor." The applicants also noted a significant existing retaining wall on the propertys slope; Brownell said the team intends to build a six‑foot masonry wall between the new building and the nearby apartment complex "finished on both sides so that we can have a transition area," which he described as integral to the projects design.
Board members asked for additional grading/section drawings to show the retaining wall, the walls exact location and how it will affect pedestrian shortcuts and sightlines. Members also recommended alternatives for reducing the visual extent of parking, including shared parking arrangements with a proposed restaurant or rehabbing the front building as part of a combined site plan.
