Neighbors call for enforcement after alleged party house, say safety and home values have been harmed

Crystal Lucido, who lives adjacent to the subject property, described multiple incidents of guests ignoring property lines and a reported attempted break‑in: "We had an attempted break in last year... At 4AM, he tried to break into the back door of our home," she said. Other neighbors described time‑stamped photos and videos showing large groups arriving and waiting for rides.
Roxanne Seibert, a broker in the area, told the board she reviewed Multiple Listing Service data and said Ridgetale neighborhood listings have seen lower median sold prices and longer days on market compared with the ZIP code at large. "The median listings in our whole ZIP code, 75041, is $315,000," Seibert said, and she argued the nearby short‑term rental activity has harmed area property values.
Multiple residents said enforcement of existing code would protect neighborhood health and safety rather than creating new regulations. The board voted to accept staff’s enforcement recommendation regarding the short‑term rental permit.
