The Planning Commission approved the conceptual site plan for Calvert County Industrial Park Lot 37 (CSPR 143186), which proposes two mirror 17,000‑square‑foot flex buildings (34,000 sq ft total) on 2.75 acres in the I‑1 zoning district.
Principal planner Christine Finnimore (speaker 9) described the buildings, access from Cutter Court, and a parking requirement of 68 spaces. Finnimore noted that one specimen tree (defined in staff comments as having a trunk diameter of 30 inches measured 4.5 feet above grade) would be impacted and requires a variance; the environmental reviewer has referred that variance request to the Board of Appeals in June. The commission moved to approve the conceptual plan with the four standard staff conditions; a consulting engineer present answered technical questions about mezzanines and building elevations.
