The Planning Commission voted to approve the conceptual site plan for Adelina Business Office (CSPR 143116/145) with staff conditions and an added condition to record a denial of access to Maryland Route 231 (MD 231).
Christine Finnimore, principal planner with the Department of Planning and Zoning, presented the application and said the property (tax map 26, parcels 250 and 120) "has frontage on Maryland 508, also known as Adelina Road, and is zoned rural commercial, RC, with a total acreage of 2.44 acres." Finnimore stated the plan proposes remodeling an existing residence into an office (1,630 sq ft) and constructing a 7,400 sq ft accessory storage building for a total of 9,030 sq ft; 11 parking spaces will be provided against a requirement of 10.
Commissioners asked about access to MD 231 and traffic; Dan Kelsch, the consulting engineer with COA Barrett, said the owner currently has no identified tenant and plans to replat and record a denial of access. Commissioners moved to approve with the staff conditions modified to add the denial of access to MD 231; the motion passed unanimously (7–0). Staff noted a Traffic Impact Analysis (TIA) had been submitted to DPW review and must be approved prior to final site plan approval.
The approval included the standard four staff conditions and the added replat note to deny access to MD 231; final approval remains contingent on DPW sign‑off for the TIA and the detailed site plan review process.
