The Grand Prairie City Council approved a comprehensive plan amendment and zoning/concept-plan request to allow a 65-unit multifamily development called Maple Loft on roughly 2.5 acres. The proposal changes the property's future land use from light industrial to high-density residential and requests multiple variances including reduced internal side-yard setbacks, no covered parking, a smaller clubhouse and modified amenity requirements.
Staff noted notifications were sent to surrounding property owners and that the Planning and Zoning Commission recommended approval on May 12 by a 7–0 vote. Council Member Shotwell moved to approve both items with the conditions recommended by staff and Planning & Zoning; the council approved the motion 7–1. Staff said the project "generally meets our density and dimensional requirements" for the requested concept plan with the approved variances.
The approval includes a correction to exhibit language referencing the City of Grand Prairie. Council discussion referenced prior conversations about tax credits and noted staff and PNC conditions would apply to the project moving forward.
