Commissioners approve Villages at Brooklands final plat near County Road 137

The commission approved the Villages at Brooklands final plat, a roughly 10‑acre proposal north of Brooklands Boulevard that divides the tract into two commercial and two multifamily lots in a T5 urban core zone.
"This tract is approximately 10 acres on the East Side of County Road 137, North of Brooklands Boulevard," Planner Manny Hernandez said while presenting the application and staff recommendations. Staff recommended approval with the condition that all fees be paid before recording and that the signature block be updated to reflect current staff.
Engineer James McCann, representing the applicant, told commissioners the stub road on the north edge of the property will connect to an existing wastewater line at the end of Bend Creek Drive and is intended to provide fire access and future pedestrian connectivity. "It's still a stub road, and what it does is we're connecting into a wastewater line ... and we're also providing access for fire," McCann said. Commissioners asked about site plans and easement setbacks; staff confirmed a site plan is required during review.
The commission voted to approve the final plat, with standard conditions that fees be paid prior to recording and administrative signature blocks updated.
