Staff reported the building footprint and elevations comply with the downtown-district standards and that the submitted landscape and parking plans meet the current ordinance (the city's formula of four spaces per 1,000 sq ft yields roughly 25 required spaces for the building area). Applicant representative Mark Aino said the team prefers to keep front parking to support food tenants and noted two separate grease traps were shown on the utility plan for a quick-serve tenant and another food service operation. After commissioners discussed overlay requirements and consistency with prior approvals nearby (including Chase Bank), a motion to approve the site plan passed by voice vote.
Commissioners noted the project's materials and setback conform to the Murfreesboro Road overlay and that remaining technical engineering comments had been addressed. The applicant said they will continue to coordinate minor adjustments through the site-plan process.
