The Planning and Zoning Commission on April 14 recommended approval of a rezoning that would reclassify parcels adjacent to future FM 546 to I-1 (light industrial) on the north side and C-2 (light commercial) on the south side, and will forward the item to City Council for final action on May 5, 2026.
Jake Bennett, planner with the City of McKinney, told the Commission the proposed I-1 district covers "approximately 8.7 acres on the north side of future FM 546" while the proposed C-2 covers "approximately 16.4 acres" to the south. Bennett said the requested zoning aligns with the comprehensive plan's business and aviation district guidance and with existing light-industrial zoning to the north and east.
Owner Joel Field said he was present to answer questions. Commissioners asked about the north/south split and staff explained the division follows the planned right-of-way for future FM 546. With no public speakers appearing for this item, the Commission closed the public hearing and, by a unanimous vote, recommended approval for forwarding to Council for final action May 5, 2026.
