The Planning Commission unanimously approved multiple variances on June 15 allowing Kuhlman Development to split parcel I06-0022-0-006-00 and construct two single‑family, zero‑lot‑line units at 399 and 395 Maumee River Crossing.
Representative Greg Bockrath described the proposed units as "larger units, same width with wider depth (as the existing units)." The application sought reductions for lot width (to 58'6" and 51'11"), lot area (to 7,243 and 6,318 square feet), rear yard setbacks (from 30' to 25'), the sum of side yards (to 8' and 10'), and a 0‑foot back side yard to allow attached zero‑lot‑line construction. Neighbors questioned the scale and the seam with existing lots; Charles Heitmeyer said the numbers did not add up and raised concerns about unit square footage.
City staff clarified that separate sanitary sewer and water services are required for each new lot and that future splits would be constrained (this is the last minor subdivision allowed for that parcel). The Commission approved each variance motion unanimously.
