Staff told the board the Wilton Boulevard subarea has lower median income compared with the rest of Littleton, many older housing units that function as naturally occurring affordable housing, and a set of buildings with potential historic significance. "This area has... a high number of historic mid century modern buildings... about 75 different buildings that are potentially historically significant," planner Sarah Disbury said, and staff said three of those buildings have been lost since 2018.
The presentation recommended exploring both traditional and nontraditional preservation tools and studying form‑and‑scale transitions to guide redevelopment so new buildings better transition to adjacent residential neighborhoods. Board members asked for clarity on zoning and conditional use processes for duplexes and noted the need to coordinate with the preservation commission and planning commission as recommendations are drafted.
