Commission backs dedications to widen sidewalks and reserve space for bike lanes

Mark Alvarez told the commission the zoning changes would replace individual building setbacks with dedications that become public sidewalk and landscape space, allowing 12‑foot sidewalks on primary streets where feasible and 8–12 feet on side streets. The approach is intended to avoid moving the curb and curbline (which would trigger major drainage reconstruction) while enabling wider continuous sidewalks and room for landscaping, bike racks and lampposts.
Commissioners emphasized coordinating these dedications with the ongoing place‑making study for Sunset Drive and asked staff to ensure the design produces usable public space (tree bulbs, edge plantings) not narrow hedgerow strips. Staff said the plan follows NACTO guidance and will be implemented in coordination with streetscape consultants.
