The Olathe City Council unanimously approved an ordinance to rezone roughly 98.09 acres southeast of W.167th Street and Hedge Lane from County Rural to M‑2 General Industrial to allow the proposed Hedge Industrial Park.
Senior Planner Nathan Jury summarized the plan as six speculative warehouse and distribution buildings with a combined floor area just over 1,000,000 square feet. Jury said the applicant agreed to a list of prohibited land uses to limit particularly intense uses and recommended three stipulations for final site plan approval, including landscape requirements along Hedge Lane, needed sewer upgrades, and an updated traffic study as development progresses. Jury also noted the proposal preserves about 29 acres of stream corridor and woodland area, exceeding Unified Development Ordinance requirements.
Planning Commission held a public hearing (no speakers) and recommended approval 8–0; the council then moved to approve the rezoning ordinance on roll call, which passed 7–0. Council discussion included timing of road and infrastructure improvements and a staff commitment to provide details on planned CIP entries and pavement work near the site.
