Commission hears Dollar General parcel is separate application; roadway vacation under review

Staff explained the proposed site layout: the Dollar General would occupy a north parcel fronting St. Croix Avenue while the housing parcel would lie behind it near the pond; the applicant plans a plat to split the existing property into two lots. The commission asked whether the Dollar General parcel is part of the housing application; staff clarified the Dollar General is a separate application currently under completeness review and that both projects are coordinating access.
Commissioners raised safety and setback questions, including the presence of an LP tank and an existing right-of-way used as a driveway to the pond. Staff said the developer has requested vacation of the roadway easement but staff intends to retain drainage and utility easements for stormwater conveyance, and that removing the easement would help both projects proceed. "There would be a plotting associated with that that would split this property into 2 2 lots," staff said when outlining the platting plan.
