The Brookings County Board of Adjustment granted Variance 2026-VAR007 to Martin Davis to construct a residence with a 105-foot setback from the centerline of 483rd Avenue where the required setback is 150 feet. Staff presented site photos and Beacon map overlays showing the proposed house location, and members discussed tree preservation, the location of a detached garage and electrical pedestal, and the property's corner-lot geometry.
Martin Davis and family members explained a desire to preserve a large front-yard tree and to position the house to avoid proximity to the existing garage and utilities. Board members questioned whether the claimed hardship was unique to the property; after discussion, the board granted the variance by a 7–2 vote with special conditions to preserve tree placement and to keep the new residence away from certain existing structures.
