Developer: boulevard entrance planned; traffic study, stormwater controls to follow for Maple Hills

During the Maple Hills presentation and public comment, commissioners and residents asked about traffic access and stormwater impacts.
Cheyenne Hoffa said the project will use a boulevard entrance on State Road 44 at the existing Faith Church curb cut and that there will be no access from State Road 252: "So we'll have a boulevard entrance on State Road 44, which is in that existing Faith Church entrance right across the street from the fire department." She said the developer is working with NDOT and an updated traffic study to determine whether turn lanes or other improvements will be required.
Adjacent landowner Tom Flatt raised concerns that adding a retention pond at the entrance could divert more water onto his property and asked whether the pond would increase off‑site flow. Staff and the applicant noted that stormwater ordinances require developments not to increase runoff to neighboring properties and that retention design is intended to hold the site's capacity. The commission asked staff to continue technical coordination with NDOT, utilities and emergency services.
