Scott Michelli, a professional engineer, presented plans to add a two-bedroom accessory dwelling unit (ADU) at 303 Old Meeting House Road and to install an IA system sized for the resulting occupancy. Michelli said the existing house is currently three bedrooms and the design would make the plumbing and leaching field suitable for the ADU, with a new two-compartment 2,000-gallon septic tank and four 500-gallon precast chambers for the leach field.
Board members required a test pit at the time of installation to confirm percolation rates, and the permit includes a deed restriction to record the property as a three-bedroom primary dwelling with a one-bedroom ADU. The board also required a walk-through to verify current bedroom counts before final approval. The motion to approve carried on a voice vote with the standard IA performance conditions (10 mg/L) and other standard conditions attached.
Why this matters: The vote permits a denser housing configuration on a large lot but couples that permission to monitoring and deed restrictions designed to protect watershed and septic capacity planning.
