Staff described the proposal as occupying about 13,000 square feet of a larger building, with outdoor storage for up to 46 vehicles in a rear yard that is not visible from public roads and a maintenance shop of roughly 6,800 square feet.
Nick (staff) told commissioners the proposed parking and outdoor storage would be restricted to designated areas shown on the site plan and that the applicant had proposed 30–50 truck trips per day as part of normal operation. Applicant David Parker said the rear storage area is gravel and “not visible from the road at all,” and commissioners asked a few clarifying questions about surfacing and environmental considerations in the staff report. The Plan Commission’s motion recommended approval of the conditional use permit to the Common Council, subject to the conditions and restrictions laid out in the staff report.
