Commission asks for traffic and wind studies, clarifies parking and seawall obligations for Harbour Island project

Commissioners confirmed with the applicant that a traffic study had been prepared and reviewed by the village's consultant and that recommendations (including signalization changes at East Drive and the Causeway) are included. On wind effects in the corridor between the towers, the applicant's team said a wind study will be produced and provided to the village. Harold Lander (applicant team) said his firm performs wind studies on all projects and will provide one for this development.
Commissioners also asked whether the 798 parking spaces include marina use and whether spaces are standard size; the applicant said the parking ratio (about 2.19 spaces per unit) is an overall number that includes visitor spaces and the marina is accessory to residents, so it does not generate separate commercial parking. On shoreline work, the applicant clarified that the seawall will be replaced rather than repaired and will be the developer's responsibility.
The commission recorded approvals of the rezoning and site plan but directed staff to verify completion of the traffic and wind studies, confirm parking dimensions during permit review and ensure the workforce-housing payment or on-site units are satisfied as part of final approvals.
