Inspector says unit at 1666 Kennedy Causeway operated without business tax receipt; fire inspection still missing

Orlando Rodriguez, North Bay Village code enforcement director, presented Case No. 240508 concerning 1666 Kennedy Causeway, Unit 206 (owner Causeway Tower LLC / Juan Cordero, PA), alleging operation without a Business Tax Receipt. Rodriguez said the property was previously ordered to obtain the BTR and that the only outstanding document preventing local licensing was the fire inspection required for conditional use approval.
"The only document missing is the fire inspection," Rodriguez said, noting that the property and its manager were working to supply the paperwork needed for CU approval. Rodriguez told the magistrate that fines of $250 per day had been running since the prior hearing (05/22/2025), and he calculated 36 days of accrual totaling $9,000.
Magistrate Regine Monestein accepted the village's recommendation to continue monitoring compliance and to require a status report at a future hearing. The magistrate did not dismiss the citation and left the fines accruing in place until the owner provides the missing inspection and the Business Tax Receipt.
